• Building 2 and Building 1 should be similiar and both be a 'U' shape.
• Study the (2) story garage and townhome further.  Look to see if improvements can be made which will make it feel more hlistic with the rest of the site.
• Study the closeness of the buildings and see if there is some way to provide some additional distance between elements of infrastructure so as not to feel so tight.

Public Comments:

Scott Aylesworth: Questions the public use of the green parking area and would like to know if the applicant will be addressing permeable pavers/ surfaces to help reduce storm water.

Committee Comments:

• As the first construction, it is imperative that this project sets the proper tone for the peninsula.
• The site still feels dense, the landscaping should be more apparent to help it feel more open.

• Study materials and their interplay across the site to create the feeling of a neighborhood.

Approved with Conditions: 1) incorporate pedestrian path flanked by townhomes after moving parking garage to the west 2)futher study bike path 3) consider adding a restaraunt space 4) think about bike parking in garage and possible queing for Uber/Lyft

Applicant to submit corrected digital boards of material along with photos of materials to staff for distribution to committee.   The applicant shall also study the exterior façade of the buildings and explore possible simplification of the palette along with studying the integration of the mechanical louvers to the façade and overall color utilization on all buildings.

Final Approval submissions will be needed for Landscaping, Lighting and Signage.

Buildings are Approved; applicant to address connectivity/landscape plan, overall master plan and parking. Site/landscape plan to return for Final Approval. Landscape Plan approved 3/18/22.
