  1. Add one honey locust to west end of Lorain Ave landscape strip.
  2. Landscape beds: break up compacted soil, backfill with virgin soil, mound up soil in curbed beds.
  3. Add label showing 7'6" depth of landscape bed on Lorain Ave.
  4. The parking lot must be improved from existing condition.

Suggestions

  1. Switch some fescue to dwarf fountain grass
  2. A larger sign panel would be okay, if desired by applicant
  3. Consider resin numbers instead of metal numbers for address on monument sign to deter theft.

Staff Comments:

  1. The existing parking area was once paved, but is now badly deteriorated, and is pulverized rubble in places. The committee made one of their conditions that the parking lot be improved. Committee was okay with laying down asphalt as a less-expensive alternative to repaving the parking lot. HOWEVER, after the design review committee meeting, Planning Staff confirmed with B&H that both B&H and WPC will require that the lot be paved and properly graded for drainage. City Planning Staff recommends that the lot be paved and graded to drain all storm water on site so as to conform to all City Codes. A simple asphalt resurfacing will not satisfy code-requirements.
  2. The office shed currently rests on wooden skids. Staff recommends that the skids be concealed or that the shed rest on a concrete pad. The skids look very tacky.
