Project presented by C. Grootenboer with additional remarks by J. Amendola of SCSDC.  SCSDC is concerned that the courtyard will turn into a parking lot or used car lot, but would like to see the rest of the 6601 removed.

 

Committee Concerns

  • The landscaping, fencing, and placement of future signage all appear to be suburban in nature.  Please remember that this property is in an urban context.
  • The site should be open and inviting to the neighborhood.  The current proposal seems to close off or separate itself from the neighborhood.
  • The Committee does not typically like to approve demolition of structures located at corners/intersections.  The Committee prefers to keep the streetwall intact wherever possible.
  • Redevelopment of this site will have to be innovative, attractive, and useful to the community.

 

Motion to approve the demolition of what is left remaining at 6601 St. Clair Ave. The NE DRC will grant a retroactive recommendation of approval for the complete demoliton of 6605 (South) St. Clair Ave, with the condition that all 6601 and 6605 be graded and seeded.  Further development of the site will be discussed at a later date.
