Motion to approve the project pending further study showing supporting documentation, including the following: 1). Breaking-up the roofline 2). Studying the proportion of punched openings on the east and west elevations to break-up the massing of the building 3). Integrate the proposal with the neighboring Fire Station building, directly to the northwest.

Also, applicant is to provide a pedestrian perspective of the northeast corner of the building.
