Construction of fourteen (14) new luxury townhomes at the corner of West 75th Street and Father Frascati Drive in the Battery Park Development. 

Notes:  

The site is bounded by West 75th Street, Father Frascati Avenue, West 74th Street, and Battery Park Boulevard.  This development has previously received zoning approval by the Planning Commission as a PUD. 


The proposed development consists of fourteen (14) townhomes in two separate buildings.  These townhomes range in size from 1,760 s.f. to 2,832 s.f.  Overall, the project square footage totals 27,740 s.f.  Each townhome has three habitable levels: garage and entry on the first level; living room, dining room, and kitchen on the second level; and bedrooms and bathrooms on the third level.  In addition, each townhome has a roof deck.  All garages open to the rear of the townhomes and are accessed by West 74th Place.


Exterior building materials are intended to be brick masonry wall, fiber cement board panels, vinyl siding at the rear of the buildings, vinyl windows, solid wood entry doors, and details including wood trellises and painted metal handrails at the decks.

Committee moved to approve the site plan, building design, materials and landscaping as presented with the understanding that: (1) The width of individual fiber-reinforced cement board panels (Hardie Board) on the special units shall be 12"; (2) The rear ground floor elevation of individual units shall include an address panel identifying each unit; (3) The rear vinyl siding shall be of a darker earthtone color than depicted on the submitted elevations; and (4) The color of the garage doors be of an almond hue.
