Committee moved to approve as presented with understanding that sponsor:

1. Remove first two parking spaces at the Clark Avenue entrance and exit driveways and install greenspace, curbing and decorative metal fencing w/flat rail top at these locations.  Fencing should be placed along Clark Avenue R-O-W line and have minimum 3'-long  returns that wrap the property along the east and west property lines.

2. Install decorative metal fencing w/flat rail top along the Clark Avenue R-O-W line adjacent to existing grass panel in front of the existing pole sign.  Fence should have a 3'-long return that wraps along the existing sidewalk entrance to the property.

3.Eliminate the 32" raised sign base proposed for the area surrounding the existing pole sign.

4. Explore the addition of entrance and exit directional signage at the two Clark Avenue driveway mouths.

5. Explore the use of pre-cast glazed block as a substitute for the red ceramic glazed tile proposed to frame the area around the drive-thru window feature.

Committee moved to approve modifications to original site plan and building elevations  previously approved by Near West Design Review Committee on September 28, 2011 and by the Planning Commission on October 7, 2011 to include: changes to placement and design of drive-thru, building materials, exterior color pallette and additional landscaping.  Changes were dictated by modifications to Burger King Corporation's 2020 image design package.
