Conceptual Approval with Conditions: that substantive, meaningful community discussion takes place.

1) Building doesn't seem to be anchored to the base

2) Feels too monolithic - needs articulation to break up the linear facade

3) Use materials to create more definition

4) Building looks more like an office space than residences

5) Provide verification that this project was vetted with the community, which was a condition of the Conceptual Approval by the Planning Commission on 11/1/19.

On 12/18/2020, City Planning Commission approved Conceptually with the Condition that a tree space be set aside and that applicant adhere to DRAC's comments. 

Conceptual Approval with Conditions

1) Architecture to be made to look more residential

2) Building massing needs to fit into the context of the Hough community

3) Provide documentation/details of community meeting required by Planning Commission from previous action (conceptual approval) by Planning Commission.

1) Bring signage package as a separate review item

2) Reduce fence height from 8' to 4'

Although this project was being reviewed for Schematic Approval however he applicant requested Final Approal.

** The Planning Commission requested that this project be presnted to the community as it will impact the residential nature of the community. To date, we have not received confirmation that this had taken place. A detailed email was sent to the councilman and the development team on 12/17/2020 asking again.
