Project presented by Sandra Madison (RPM) and Hollie Dellisanti (CMSD).  The building was deemed to in poor condition in 2002, costing approximately $9 million to repair.  The OSC follows the 2/3rds rule to determine renovation versus new construction, the cost of new construction is near $12 million.  Would salvage all terra cotta, moldings, crowns, stone, etc.

Committee Questions, Comments, Concerns

  • When was the building last occupied as a school? 2002/2003
  • The new school for this site is the Case School which is currently located at 40th and Superior.  The current Case school will eventually be demolished.
  • It seems that the CMSD is simply swapping sites for new construction and demolition.
  • Has there ever been an option to post an RFP for possible redevelopment?
  • Is the Rockefellar site on Whittier St an option for rebuilding the Case school.  Can CMSD look at this site as an option for a swing site for the current Case school.
  • How much is the proposed demolition?

Andrea Bruno (SCSDC) is available for comment.  Though the E. 55th St site is out of the St. Clair-Superior service area, the current Case school is.  They would not be in favor of demolishing the current Case school building.

Motion to disapprove the demolition as presented by all voting members present.
