Committee moved to recommend schematic approval of the project design and materials pallette with the understanding that the project sponsors would return after further study of: (1) the inclusion of additional windows on the second floor of the larger corner units; (2) the addition of decorative fencing to screen the view of the trash bins when viewed from the intersection of the North and Center drive aisles; and (3) the inclusion of sustainable drainage methods in conjunction with the City's efforts to renovate Herman Park.  The Committee further recommended the project sponsors return with lighting and landscape plans and renderings/perspectives depicting the appearance of the pilot house feature as a 4th floor addition atop the building mass as viewed from Herman Ave. and W. 58th Street.

This is a resubmittal with modifications for a project at 58th & Herman. It was originally reviewed and approved by the NWDRC in July of 2017. The applicant has resubmitted with alterations to Building 3 (units #14-21). The elevations are identical however they have made the units smaller and added an additional unit.  See pages 9 & 10 for the changes in size and unit count. The applicant indicated that many potential buyers were looking for a lower price point and the only way to meet the demand was to reduce the size of some of the units.
