Project presented by James Amendola of SCSDC on behalf of Melinda Rivers, owner of the Open Pitt BBQ restaurant on St. Clair Ave.  The property owner will be acquiring a landbank lot to the rear and consolidating with her current property to establish a parking lot.

 

Committee Comments, Questions, Concerns:

·         Where will the new aprons be located?

·         Is there sufficient slope for water to drain from the north corners of the parking lot to the drain?

·         What material will the dumpster be?

·         More plant material will be needed for the planting the beds.  3' on center should yield 6 shrubs in the center and north beds each.

·         Can you give more detail on the planting beds?  Topsoil 6-8”, gravel 1-2”

·         Can you provide details on the lighting for the lot? Is this sufficient for the lot?  Currently a flood light illuminates the lot.

·         Can the back corner be planted with a tree or some other material to keep people from parking in the area?

·         Is there a rear entrance to the restaurant?

·         Is there any signage proposed to help direct traffic flow or denote as a private parking lot?  Property owner may want to consider small entrance/exit only signs.

·         Can space #5 be shifted to allow easier access to the space #1?

·         Can space #13 become the ADA accessible space so that they are not ambulating across the main exit point?

·         Suggest using a rounded arbor vitae instead of the conical one for more visibility. Increase the depth of the planting bed to 8’ since the ADA space and space #1 will be shifted.

·         Planting beds will be curbed with concrete and rounded instead of with the sharp angles.

 

Councilman Polensek in attendance and is in support of the establishing the parking lot to support this long-standing business.

 

 

Motion to approve add shrubs 3’ on center in the beds along E. 124th St, increase planting beds to 8’ wide, move ADA space to #13, create a planting bed in the NW corner, slide all the east/west parking spaces at the north endo of the lot to the west to accommodate the wider planting beds, and all planting bed curbs to be rounded.
