Project details presented by Carleton Moore! Proposing an addition, canopies, and gas pumspto an existing retail location in Glenville.  Location is currently a convenience/retail structure that has been remodeled.  Was previously a BP gas station and would like to re-establish pumps.

 

Committee Concerns, Comments, Questions

  • Have you considered removing one of the curb cuts?  The western most cut on Superior Ave?
  • What is the required turning radius for the fueling trucks?
  • Are you providing too much parking?
  • What kind of tenant is the owner looking to attract to this location?
  • Were the original tanks still in place?  Will they be re-use in the new operation?
  • Will hide the rolling shutters with a vinyl awning.
  • There is an opportunity to open up the building with windows to the Parkwood elevation.
  • Can the new addition be stepped back to provide some more visual interest?
  • Was a lighting study done for the site?  Please return with the lighting study.
  • Should return with the truck turning radius for the site.
  • How will you provide security for the rear parking lot for the employees?
  • Can you provide more evergreen material in your landscaping plan?  It might be better for you to provide a smaller plant that you won't have to maintain as much.  Also add more trees for your street frontage.
  • Parking manueverability study should be provided when you return.  Concerned about the circulation if all the pumps are occupied with parking spaces full and truck is refueling.
  • Paint frames of the roll shutters vs painting the entire roll shutter to a bronze color.

 

Lothario Marchmon is in attendance representing Famicos Foundation.  He stated that Famicos would like to be more involved in the project and had not been involved to this point.  He also stated that there was not a community meeting held for this project.

 

Councilman Conwell is in attendance representing Glenville and the Ward 9.  Would like to pause the project to meet with the project team, Famicos, and the Councilman.  Though the property is correctly zoned to allow for gas stations, the community has a different vision for Superior Ave based on the draft Glenville Masterplan and the land use plan from the Citywide 2020 plan.

 

Motion to table decision-making until the project team return with the requested items (enhanced landscaping, lighting studies for security, parking analysis for the front of the store, closing the most eastern cut on Superior, more windows on Parkwood elevation, painting the frame/shutter to complement the building and awning, add a placeholder for where the signage might be, and hold a meeting to obtain community input.)
