Description:

Proposed construction of a 6-unit, fee-simple townhome project at the SW corner of the Bridge Avenue- West 48th Street intersection.  The townhomes will average 1,778 SF and will be constructed with two fee-standing units facing West 48th Street and four attached townomes, three fronting on West 48th Street and one fronting on Bridge Avenue.

Committee moved to recommend approval of the project's architectural design, site layout, and landscaping as presented w/the understanding that the project sponsor: (1) add Savannah-colored stream course panels as an accent feature on the rear balcony inserts for Units B, C & D to match those on the building's front facades along W. 48th Street;  (2) utilize (Flagstone-style) brick paver stepping stones as the material for the walkway connecting W. 48th Street to Unit F;  (3) incorporate solar-powered landscape lighting and dusk-to-dawn spotlights throughout the project to improve site lighting levels; and, (4) investigate more durable material options as a replacement material for horizontal vinyl balcony railings proposed by the project sponsor.
