The scope of the project was presented by Danielle Bohannon of Technical Group, Inc and Michael Showalter, property owner.  They are seeking schematic approval to demolish existing building and rebuilding a slightly larger Burger King restaurant with double drives on this site.

 

Committee Questions, Comments, Concerns

  • Will the access be the same?
  • What are the adjacent lot uses and zoning?
  • Please note that the landscaping plans are mislabeled in the design submission.
  • Suggest that the use of the bradford pears be reconsidered in the landscaping plan.
  • Is there a landscape buffer on the north side of the property to sheild the backs of the residential properties on Dibble from the sound of the call boxes and customer headlights.
  • Can the building be moved closer to the street?
  • How are you handling the stormwater on the site?
  • Can you straighten the north curb cut on the site?
  • Can you add a fence to the north property line for further buffering?

 

Motion to approve for schematic design as presented by all voting members present with the suggestion to move the building forward, modify the north curb cut, reconsider the bradford pears, and reconsider the buffer line/materials at the northside of the subject property adjacent to the residences.

Project presented by Danielle Bohannon of Technical Group, Inc. and Michael Showalter, President/CEO of Franchise Operations, Inc.  Discussed how they responed to the Committee's previous recommendations.

 

Committee Comments, Questions, Concerns

  • What are the materials of the walls?
  • What is the purpose of the walkway in the rear?  Can it be removed?
  • Have you considered outdoor seating?
  • Will there be irrigation on the site?
  • Signage will be reviewed at a later date.
  • Will there be enough contrast between the wall paneling and the brick at the base?
  • How do the flat canopies drain?
  • Will there be a clearance sign so the canopies aren't damaged?
  • Can the mullion between the upper and lower windows be aligned with the top of the door around all elevations as shown.

 

Motion to approve with the condition that the window mullions be aligned with the top of the of the door at 7' 2" on all applicable elevations and the 5' walkway and 7 spaces in the NE corner of the lot be moved further to the south to line up with the ADA accessible walk.  Approved by all voting members present.
