Proposed construction of a 24-unit, for sale townhome development situated at the NW corner of the W. 58th Street-Breakwater Avenue intersection in the Detroit-Shoreway neighborhood.  The project site is directly adjacent to the 400-unit apartment project known as The Edison.

Committee moved to table action on approval of the project design pending the re-submittal of plans that more clearly depict the following design details:  (1) For the A-Unit Building - adjust the alignment of the clerestory windows on the second floor's south-facing bedroom units to align w/the first floor kitchen windows.  Consideration should also be given to increasing the overall dimensions of the aforementioned second story windows to provide for a larger windowframe size.  The installation of downlighting should also be considered along the end unit's second story in order to provide a more prominent facade treatment at the W. 58th St.-Breakwater Ave. intersection;  (2) For the B-Unit Building along Breakwater Ave. - Provide a clearer image of the proposed railing treatment for the individual unit's west porch feature.  The present Left elevation image on Page B21 does not clearly depict the presence of either a railing or the continuation of a low sided wall that will provide enclosure for porch users.  The elevation should also depict the installation of an ice clete feature that will help restrict the free movement of ice fragments along the sloped A-framed porch roof and safeguard users of the staircase from falling ice particles;  (3) For Unit-C Building along Fr. Caruso Drive - consider the addition of a clear or glass-block window feature under the front entrance door vestibule/landing that could provide daylight witin the interior stairwell that provides access to the laundry & storage rooms and the garage.

 

In addition to the above unit-specific design recommendations, the Committee also recommended that the project sponsors resolve the issue of responsibility for the addition of the street trees depicted in the site plan along the south side of Fr. Caruso Drive.  The trees represent a continuation of the tree planting plan that is depicted in the approved landscape plan for the adjoining Edison apartment project.  The Committee also asked that future site plans presented should include contextual reference to the Edison project along with a lighting plan that depicts fixture style, design, location and illumination levels.
