Committee moved to recommend approval of the project as presented with the understanding that the design will incorporate: (1) opaque garage doors in place of those allowing for transpearency via windows or frosted glass and, (2) 6" on center spacing for the verical wood slats on Pilot House #8 with comparable spacing proposed for the vertical slats to be applied to window area of Pilot House #4, to assure a uniform, balanced upper floor building appearance.  The Committee further asked the sponsors to: (1) make an effort to widen the courtyard and driveway areas and to add additional depth to the garage door entrance areas; (2) re-study the south property line emergency access at the 2nd and 3rd floor window levels; (3) examine replacing the flush planter areas adjacent to the garages with raised planter boxes to safeguard against damage by snowplowing; and (4) identify an area along the West 10th Street treelawn area adjacent to the driveway (w/in public R-O-W) on which to locate a pad to accommodate waste and recycling containers awaitng pick-up.  Sponsors agreed to submit revisions to City Planning staff by March 4, 2015.

Motion to approve the reduced window size proposed for the east and west elevations; add glass windows to the top panel of the garage doors as shown in the alternate option; apply a window insert technique (similar to the metal panel applied on the east and west elevation) to “square off” the windows fronting along the Fairfield Road elevation, to not make them look as a basement window.
