|Project consists of a 1,895 square foot GetGo Convenience Store retail building and 6 multiple fuel dispensers capable of supplying 12 vehicles simultaneously. The 0.69-acre property is located on the east side of Ridge Road, north of the Ridge Rd.-Brookpark Rd. intersection. Property is currently an asphalt parking lot serving as overflow parking for the existing nearby HH Gregg retail facility. Ingress and egress for the proposed development will be provided along the main entrance drive to the shopping center. This drive is accessed from a signalized intersection at Ridge Rd. and an intersection w/Brookpark Rd. No additional public road entrances are planned as part of this project.
The proposed new GetGo is a single-story masonry structure with a quik-brick and EFIS finish. Fuel dispensers will have a detached steel canopy. Maximum height of the canopy is 21'-6" above the finished floor.
Thirty-three parking stalls are proposed, of which, twenty-one are regular stalls and twelve are provided for pumping fuel. Service stations are required to provide one space for every one-hundred square feet of building. For a 1,895 square foot building, nineteen stalls are required.
The property is currently divided betwen the General Retail Business and Semi-Industry Zoning Districts, both of which allow a Service Station as a permitted use.
